Interior Check

Inside the house, look for places where the roof is sagging. Usually this occurs where there is moisture through either leaking or damage. Water trails and dark spots on the roof can also be signs of damage.

Exterior Check

For the outside, you need to look at a number of things that might indicate a damaged roof. You need to inspect your roof for torn pieces of metal or cracks in concrete. Also scan the surface for loose materials or things such as broken pipes and vents. Keep checking for signs of moisture or rot, or rust in the case of a metal structure.

It is best to keep an eye out for water spots because fungi and bacteria can grow within 12 to 48 hours.

Next you need to check storm drainage and the gutters to make sure that they are securely attached. Clean out the drains to ensure free flowing water from the roof after heavy rain or snow.

If you find any of these problems after inspection, then chances are that you will need to replace the roof immediately.
